Viability Assessment of Wholesaler/Distributor and Its Real Estate
The owner of this company had previously sold the business to a new owner, providing a substantial amount of seller financing. The owner had also entered into a lease with the new owner for use of the related real estate. Several years later, after the new owner started to struggle, the original owner engaged Inglewood to assess the operation's viability as well as alternatives for the real estate. Inglewood uncovered substantial problems with the new owner and the business, concluding that the business' viability was questionable and that it was unwise for the original owner to take back the collateral. Alternative approaches and recommendations were provided to the original owner, as well as recommended negotiating strategies and possible approaches to divesting the environmentally challenged real estate. The original owner followed Inglewood's recommendations and was able to limit his exposure.
